Confirmation of Accomodation

What is Confirmation of Accommodation and in which cases you should use it? Let's have a look.


Each immigration application (both for EU and non-EU foreigners) requires a proof of your address. Confirmation of Accommodation (shortly CoA) is a document substituting Lease agreement in the immigration process.






Why to use it?


COST-SAVER: Since January 2021, the Ministry of Interior no longer makes copies of documents, i.e. every document you bring to them, they will keep and you will not get back. Therefore, if it is an important document, such as Lease agreement, you must make an official verified copy of it, which may turn out costly. Instead, you can simply submit a Confirmation of Accommodation, which does not cost you anything.


DATA-PROTECTION: The CoA only contains very little basic information: data about the owner/lessor, full address, length of the lease and your personal information.


NO LEASE AGREEMENT: In case you are for instance sharing an apartment with your friends and you have not signed any lease agreement, you can only arrange CoA for your immigration application.


MISTAKES IN THE LEASE AGREEMENT: When making a verified copy of the lease agreement, the clerk may refuse to do so if there is any hand-written notes to the Lease agreement, crossed words etc.. Also, the person creating the Lease agreement may have made a typo in your name, which will result in the Ministry of Interior not accepting this document. In both of these cases you can use CoA instead.


Who signs it?

The CoA must always be signed by the owner of the apartment. If anyone else signs of the owner's behalf, a power of attorney showing that the person is authorized by the owner to sign on his behalf will be required.


The owner's signature must be verified. It is only in case of Residence permit for EU nationals and their family members that common signature without verification, but with a blue pen, is sufficient.


Other cases of ownership:

In case of two owners - signature of one of the owners' is needed.

In case of matrimonial property - signature of one of the couple is needed.

If you own the apartment, only printed confirmation from the Cadastral Registry is needed.

If you are subleasing an apartment (i.e. there is a middle man between you and the owner), it must be signed by the owner. If signed by your landlord instead, a power of attorney or a contract between the owner and the landlord is required.

In case the apartment is owner by the company (or a housing cooperative - bytové družstvo) - an authorized person representing the company according to the business registry must sign. Each company has its own bylaws on who is authorized to sign - often it is more than one person - in case of housing cooperatives it can be even10 people.
